HIDE living House Rules

Effective date: [1.08.2026]

Applicable to: all guests, occupants, visitors, tenants, and persons admitted to the Property by the Customer.

These House Rules form an integral part of the agreement between the Customer and SIA “N5” for the use of HIDE living at Noliktavas iela 5, Riga, Latvia. By making a booking, checking in, or signing a tenancy agreement, the Customer confirms that they have read, understood, and accepted these House Rules.

1. General conduct

1.1. The Property must be used with due care, respect for other occupants, and in a manner consistent with lawful residential or accommodation use.
1.2. The Customer is responsible for the conduct of all persons admitted by the Customer, including guests, visitors, family members, contractors, and pets.
1.3. Any unlawful activity, nuisance, threat, harassment, violence, or conduct that endangers people or property is strictly prohibited.

2. Quiet hours and noise

2.1. Quiet hours are in force from 23:00 to 08:00 unless a stricter rule is stated in a specific unit, building notice, or event instruction. This aligns with common residential house rules in the region and reflects the need to avoid unnecessary noise at night.
2.2. During quiet hours, the Customer must not play loud music, hold parties, shout, move furniture noisily, operate appliances in a disruptive manner, or otherwise disturb other occupants or neighbors.
2.3. At all other times, the Customer must also avoid unnecessary noise and must respect the peaceful use of the Property by others.
2.4. Repeated complaints from neighbors or staff may be treated as a material breach of these House Rules.

3. Smoking and vaping

3.1. Smoking, including cigarettes, cigars, heated tobacco, and electronic cigarettes, is strictly prohibited inside the units, in common areas, stairwells, corridors, and on balconies unless a designated smoking area is expressly marked and allowed.
3.2. If a designated smoking area exists, smoking is permitted only there and only in a manner that does not disturb others or create a fire risk.
3.3. The Customer is liable for any damage, extra cleaning costs, odor removal, or fire-related loss caused by smoking or vaping in a prohibited area.

4. Fire safety and prohibited devices

4.1. The Customer must comply with all fire safety instructions posted at the Property and any lawful safety instructions issued by the Provider or building management.
4.2. It is prohibited to use open flames, candles, incense, portable heaters, grills, hot plates, or other devices that create an unreasonable fire or safety risk, unless expressly permitted by the Provider in writing.
4.3. Smoke detectors, fire alarms, emergency lighting, evacuation routes, and safety equipment must not be disabled, covered, removed, or tampered with.
4.4. In case of smoke, fire, or a safety emergency, the Customer must immediately call 112 and notify the Provider or building management as soon as practicable.
4.5. Faulty safety devices, electrical issues, water leaks, or other hazardous conditions must be reported immediately.

5. Visitors and overnight guests

5.1. Visitors are allowed only in compliance with the booking conditions, occupancy limits, and building security rules.
5.2. The Customer may not allow third parties to stay overnight without the Provider’s prior written consent where such consent is required by the applicable booking conditions or tenancy agreement.
5.3. The Customer remains fully responsible for any visitor admitted to the Property.
5.4. The Provider may restrict visitor access for safety, security, occupancy, or nuisance reasons.
5.5. Unauthorized subletting, transfer of occupancy, or use by persons not declared in the booking or agreement is prohibited.
5.6. Couriers and delivery personnel are not permitted to enter the building. Residents must meet couriers and delivery personnel at the building entrance to collect deliveries.

6. Pet policy

6.1. Pets are [not allowed / allowed only with prior written approval] unless the booking confirmation or tenancy agreement expressly states otherwise.
6.2. Where pets are permitted, the Customer must ensure that the pet does not disturb other occupants, cause damage, or create hygiene issues.
6.3. The Customer is liable for all pet-related damage, cleaning, odor removal, nuisance, and complaints.
6.4. The Provider may revoke permission for a pet if the pet creates a recurring disturbance, risk, or damage.

7. Common areas

7.1. Common areas, including hallways, entrances, elevators, lobbies, stairwells, gym, storage zones, and shared facilities, must be kept clear and used only for their intended purpose.
7.2. The Customer must not block or store items in common areas, including shoes, bicycles, strollers, luggage, rubbish, furniture, or commercial items, unless expressly allowed.
7.3. Common areas must be used quietly, safely, and respectfully.
7.4. Furniture, decorations, and equipment in shared spaces must not be moved, damaged, or removed without authorization.

8. Waste disposal

8.1. The Customer must dispose of waste only in the designated bins, containers, and sorting areas.
8.2. Waste must be sorted in accordance with local requirements and building instructions where applicable.
8.3. Large items, renovation waste, hazardous waste, or bulky items may not be placed in ordinary household waste containers.
8.4. The Customer is responsible for excessive waste removal costs caused by improper disposal.

9. Keys, cards, codes and access systems

9.1. Keys, access cards, fobs, codes, and all access devices issued to the Customer are personal and may not be shared, copied, duplicated, photographed, or transferred to any third party.
9.2. The Customer must keep access devices secure at all times and must notify the Provider immediately if any key, card, or code is lost, stolen, compromised, or not returned.
9.3. The Customer is liable for any replacement, reprogramming, locksmith, or security costs caused by loss, misuse, or unauthorized disclosure of access devices or access codes.
9.4. Unauthorized access to restricted areas is prohibited.

10. Hygiene and cleanliness

10.1. The Customer must keep the unit in a reasonable state of cleanliness and order.
10.2. Food waste, dirty dishes, and garbage must not be left in a manner that creates odor, infestation, or hygiene problems.
10.3. The Customer must take reasonable care to prevent mold, moisture damage, clogging, or sanitation issues.
10.4. On departure, the unit must be left in a condition consistent with ordinary fair use, subject to the applicable cleaning rules and check-out requirements.
10.5. Extraordinary cleaning caused by misuse, excessive dirt, smoking, pets, or sanitation breaches may be charged to the Customer.

11. Safety and CCTV notices

11.1. Where CCTV, access control, or other safety systems are installed and lawfully used, the Customer acknowledges that such systems may operate in accordance with the Provider’s privacy and security documentation.
11.2. Safety systems must not be covered, disabled, damaged, or obstructed.
11.3. The Customer must not admit unknown persons into secured areas or permit tailgating through controlled access points.
11.4. Any suspicious conduct, security incident, attempted forced entry, or threat to the Property must be reported immediately to the Provider or, where necessary, emergency services.

12. Prohibited conduct

12.1. The following are strictly prohibited at the Property:
• violence, threats, harassment, discrimination, or intimidation;
• illegal drugs or unlawful intoxicants;
• unlawful storage of weapons, explosives, or hazardous materials;
• gambling, prostitution, or other illegal commercial activity;
• damage, vandalism, graffiti, theft, or tampering;
• unauthorized subletting or transfer of occupancy;
• any conduct that creates serious nuisance or safety risk.

13. Breach and consequences

13.1. Any material or repeated breach of these House Rules may constitute a material breach of the agreement.
13.2. Depending on the nature of the breach and the applicable legal regime, the Provider may issue a warning, charge damages, refuse further service, or terminate the stay or tenancy where lawful.
13.3. Serious disturbance, violence, threats, repeated nuisance, unlawful acts, unauthorized subletting, or significant risk to the Property or other occupants may justify immediate termination where permitted by law.
13.4. The Customer remains liable for all resulting losses, including damage, extra cleaning, replacement costs, security costs, and reasonable enforcement expenses to the extent permitted by law.

14. Final provisions

14.1. These House Rules may be updated from time to time. The version in force on the booking date or tenancy commencement date applies unless the parties agree otherwise in writing.
14.2. If there is any conflict between these House Rules and mandatory Latvian law, mandatory law prevails.
14.3. These House Rules should be read together with the booking terms, tenancy agreement, Privacy Policy, and Cookies Policy, as applicable.
